There is a strip between 436 and Alafaya, and Colonial and University that has a couple of multi family areas on it, but also a ton or affordable single families that can service students from Valencia community college, Full Sail, and UCF.

I am not sure how you would market it with both rents listed, but I would approach it as a discounted rent if signing a longer term lease.I have a duplex near a local university and have the same issues with students, but I dont do 9 month leases.

Igor, the areas where I am seeing many buy and hold investors are in areas such as the area near Temple University, Nothern Liberties, Fishtown, Old Kensington,and Francisville just to name a few.
