The first attempt took two weeks they identified a few issues which we fixed.

For example, in Colorado if a lease does not have early termination verbiage then it defaults to the state standard: tenant is responsible for rent and utilities until a new lease is in place and the landlord is responsible to mitigate their losses (actively attempt to fill the vacant unit).If both parties want to make a different agreement, then you can pretty much do what you want because with both parties agreeing, you can simply terminate the old lease and sign a new one with the parts you both agree to.

Too many assumptions have been made here, appreciation, the economic holding period, the ability to invest at a given return at all times, and since real estate is not a liquid market, you have market risks, financing risks, opportunity costs associated with X dollars a month vs a lump sum being available, the IRR is rather irrelevant to attempt to measure and if it's not your money you don't have an IRR, you have earnings. 

I guess the point of the matter is this thread is attempting to substantiate that FCI is doing something wrong.  

Your best approach is frequent attempted communication with the platform to learn what you can.
