All these numbers are off the top of my head but are pretty accurate I believe. 

Having him start work is the fastest way to butt heads and have him leave you with a gutted house that you’re stuck with!

If you give them a chance to pay on their promise date and they were being truthful, you will have avoided a lot of time and cost associated with filing the eviction and then cleaning/fixing up the unit, marketing, and not to mention vacancy.

Before I go head long into the strategy with time and money, I would like some information that my plan is viable.

We can shower together in our 6ft double head (with separate controls) for 45 mins & never lose temp. 

If so, you are in a good position to negotiate the costs associated with the findings from the inspection report. 

But there are other members on head that day differently so I haven’t really got a clear answer.

Those are good strategies that will give you some leverage and potentially help you strike a better than average deal.At some point, you may want to consider purchasing rent default insurance to mitigate costs associated with lost rent and legal fees.Good luck!
