Warning: you subtract mortgage interest, as opposed to total mortgage payments.Usually, after subtracting depreciation, you will see a negative number, unless the property is free of mortgage.

Service calls should be on your lease agreement if you do not want to cover for it and if not, it's best to just give the tenant a notice/warning to avoid it from happening again.
