My closest rental has about $100 per trip overhead just in mileage (not including time) based on current IRS rates because of it's location as compared to where I conduct operations.

However mad this women made me, she had a financial obligation (a lease) and I refused to break the lease because it is not easy to get new tenants this time of year.The tenant made several trips to doctors and had the doctors write letters to me declaring she should not be around mold.

That little 5-10% taken for collecting the rent every month and managing the unit - most of that gets turned over to the insurance company for liability insurance that protects you as an owner and your tenants in case I mess up or someone I hire messes up, and workers comp that protects you and your investment in case an employee trips on the sidewalk while going to deliver notice, or a repairman falls off a ladder while cleaning your gutters.Since any reputable PM will likely be covered by these insurances, it means their subs also will need to have their own coverage.
