The fundamental aspects of real estate investing seemed hard to argue with, but I realized most of the people I was learning from were selling information first and tangible real estate second.

It can be a pricey option however, and if you don't run an LLC like an LLC a good lawyer could argue in court that you actually aren't a real LLC.

ERGO they want to close and sue later  :)  case is not worth it.. they are arguing over less than 20k it looks like attorneys fee's would eat all that up..

Are the ABC streets even worth investing in?

Oh yes, I started looking at dirt cheap foreclosures, and quickly realized that it may not be very wise to go for the cheapest, but as I said, still very very new, and basically just learning my ABCs, while you guys have your PhDs in REI. 

The spread seemed unusually light, but I'm not arguing since we have a total investment of $1.6mm.The 4 extra acres up front was appraised at $580k. 

(I'd argue that you almost never want a general inspector to look, but that's another thread.)A waterproofing company can give you a solid idea of the problem, but what will work even better is a contractor who has good experience in drainage issues.

Honestly I’ve read the posts it’s 75$ you’re in California that probably the price of a snicker bar there it’s a joke of course but are we really on Bigger Pockets arguing about 75$ ??
