I can see the upsides of no debt and a lot less risk, with higher Cash flow every month but not sure if this is a mistake and I should take the money I have and try to buy a couple places at the same time and finance them. looking for advise from experienced investors out there. 

It has no earnings, it pays no rental income, you just hold it hoping someone else comes along and will pay a higher price for it than you did.

I think long distance investing has a slightly higher learning curve, and waiting a year to avoid the higher learning curve is a solid plan. 

Living in a basement sucks, and rent is lower as a result, and turnover higher.

You will pay a slightly higher interest rate when purchasing as an LLC “commercial loan”, but it’s worth it especially if you plan to scale up and grow a portfolio.
