If you send a bunch of bad deals, people will stop listening.

Are a lot of people in it for themselves, and will give you advice that will benefit them, of course, that is human nature?

@Timothy Frazier  This will be tough as the HML will want a 1st position loan, but so will the other lender providing the rest of the funds.

Either you're going fix it or someone else will, but you'll pay them for the privilege.

Buy a property when it feels good is when you are buying your primary home where your kids will grow up and you'll live with your family.

If that is the case they will just book someone else's weekends and you will lose that revenue also.As Colin said, you need to discount the week days to make them attractive during the slow season.

Going to a lender saying "I need $150k for rehab" will only lead to potential scam artist lenders.

While I will still lose money on it in the long run, I'm at least breaking even on it monthly and no longer have the headache of it.
