So the key is to find a screaming deal and have a network of people that could be willing to JV with you? 

Then you should think of places you want to visit or live, or are very familiar with. 

I know covid has most stuff like that shut down but it would be easier for me to go in with out 3 kids screaming to get it done lol.

If he wants double close it's to hide he's NOT the true buyer.These wholesalers hate it when they get caught out, so get ready for them to yell/scream some more.

Be sure that you have a clause that clearly indicates that visitors can stay for X number of days and that any stay longer than that requires LL approval.

I knew the area was strong and would appeal to buyers, renters and visitors alike so I'd have a number of strategies available.Initially, I purchased the property as a vacation rental, but after watching the market as I began renovations, I decided it might actually make sense to resell it.

And you know it’s a screaming good thing if I can pull it off, and honestly a good cash flow for him but I’ll have to see!
