I have been playing the multifamily game for almost 10 years now, and the GRM is one of my least favorite methods personally since it ignores so many important factors (steam boiler versus electric baseboard heat as an example). 

its funny how this changes with time and the market on BP  if you asked this question 5 to 7 years ago you get drowned out with the cash flow is the ONLY thing and appreciation is for gamblers my self I have always been about making appreciation games in RE.. by either value add building a new product or buying foreclosure and flipping or lending money and getting instant 12% plus returns . 

That’s a game-changer when it comes to flipping profits.Your scenario reminds me of a client I worked with in San Diego who flipped a condo after living there for a couple of years.

You might as well put a vacant sign out front.Let's say your record video of someone stealing your furnace and hot water, what are you going to do? 

I seem to remember that I didn't even have a business card until then either.You are VERY late to the game to be making these decisions. 

What is your end-game reason - it can't be just about the $$.You're in the perfect place here on this forum.....ask questions, lots of them...

But if your a W 2 and real estate is how you are planning on retiring by investing that is a completely different lifestyle and motivation and game plan. 

A lot of flippers and turnkey companies taking advantage of "hyped up investors" and selling them Class C & D rentals without telling them the whole story.Not sure there's anything wrong with the Memphis market, but did hear Nashville is slowing.Detroit is still growing and we've helped a lot of investors with "BRRR Turnkeys":1) We help source a "fixer-upper", but don't really care who you buy it with2) We handle the renovations, providing bids & video completion updates3) We find a tenant4) We manage the property It's cheaper than buying a Retail Turnkey AND you know exactly what rehab was done and the quality of all the work that gets hidden behind drywall:)DM us if we can help with anything else.

Nobody will come to your aid, and it truly isnt even worth complaining because honestly this is a game where all that counts is the money.

Other than that its just a numbers game....every X offers gets you Y contracts....go find the numbers.
