I’m focusing on rental property via multi-family vehicle.

If it is affixed to the land it is real estate, if not it is a vehicle  (check local laws) and depreciates like a vehicle.

The are getting harder to treat as they are becoming immune to some of the chemicals previously used.

You could certainly find an investment vehicle that would pay more than what my bank pays in interest.
