Since I live in Florida, where many properties are currently out of my price range, I’ll be investing out of state.I have a few questions and would appreciate some guidance:1.

AGI is roughly $100k per year + a range of $500 to $3k in rental cash flow per month. 

I know it will not be 100% accurate, but I want to be able to have a range in terms of prices for renovations, just from eyeing the property myself.

And the buyer agent has plenty of transactions in this price range. 

I’m motivated to go all-in on flipping and currently source all my deals from the MLS and Zillow, focusing on properties in the $1.5M - $2M range.

The numbers say my ultimate goal is to get about 11 duplexes in the 100-120k per door range in the next few years and then snowball the debt pay down.

I am trying to get a neutral scheme that will appeal to a range of tenants, and by doing so leaning towards a more natural or darker wood look instead of a grey for the floors but there are a bunch of color options.Any opinions or tips in the matter are much appreciate, and if anyone has used this color scheme with Lifeproof flooring before that would be great!
