While many were clawing over the Smokies, Joshua Tree etc and saying that you should only invest in vacation destinations I was quietly investing in a midsize city and enjoy great occupancy 10.5-11 months of the year.

Hi Michelle, Is this property a rental, vacation home, or primary residence?

If the bank went through an actual foreclosure sale, you would have had redemption rights unless you failed to vacate within ten days after a demand for possession.

If not corrected our contract says they are to be given a 15 days to vacate the property.

I have a client who is actively looking in the area for a vacation destination and STR (fellow BP Member).

You could raise your rates by $1 a night if you don't want it to impact your cashflow.As for linens not on beds: imagine a family packing for a vacation and cramming everything in a car, dealing with screaming kids on the trip, dealing with nightmare traffic and finally getting to the place and unpack all the crap. 

Maybe an annual vacation on us?
