Sometimes friends have higher expectations and get upset if it's not 100%, and sometimes friends might not pay immediately... it's just not worth the stress anymore.  

I can only assume your profit was sizable thus you didn't want the end buyer to get upset or negotiate a lower price. 

I was not worried about me causing problems but it could have happened I could have had an upset and someone clouded title. 

Put him right in there he's going to be upset.

Meaning, don't upset the neighbors and you should be just fine :)
