The developers are building newer A class properties which leaves them out of the competition for the B-C class properties. 

I'd look at B class areas there.

Are you looking for a turn-key property or something along the lines of a "fixer upper"? 

Turn-key would likely be the smoothest, but I am open to a fixer upper if the numbers work.As far as the unique funding, I am an equities investor with accounts held in trust and therefore my taxed income is quite low which limits my options unless I opt for a portfolio loan or separate entirely through a DSCR loan.

These days, a couple of things seem to be affecting how and where college age students are attending classes.

I also learned how NOT to screen a tenant and what class of property to NOT buy (for me in the future).

Has anyone worked with this company, or done any investing in this asset class that can provide any feedback or recommendations including reputable companies with good track records?
