Hello Ally, I highly reccomend working with an agent at Marcus & Millichap, they have excluive listings across all 50 states and canada in all commercial real estate product types: Multifamily, Self-Storage, Industrial, Triple Net Retail, Mobile Home Parks.

Unless you fall in to one of those triple damages situations. 

I heard South Carolina charges triple tax for rents and low taxes for owners.

Some of these you may already know but if so double and triple check to be sure thats what you want. 

Fast forward 18 months and now lumber has tripled and the $150k I had budgeted to build won't be enough.

In a lot of places you can get in trouble (like triple damages) for withholding a SD that you shouldn't. 

Double and triple check names, dates, addresses, legal descriptions,  etc.

Depending on the state you may be entitled to double or even triple your security deposit back if it’s withheld for a non-valid reason.

Several years later, I ended up selling it for triple what I paid mostly due to appreciation.  

You have to make sure to double and triple-check the SOW that you sign off on with your contractor.Even though you know you talked about something being included in a certain price, if it's not on there, they will charge you extra based on it not being on what was signed off on.
