Conventional financing is tough for small town, non-franchised eateries.Small town may mean aspects of commercial assessments like traffic count, location, tax issues, permits and regulatory matters in that business may not be too appropriate.

There are certainly cheaper properties the further away from Manhattan you get, however I am particularly interested in staying close to Manhattan (1/3 because its still appreciating despite the market everywhere else, 1/3 because I live in that area so that makes PM easer, and 1/3 because a 20 mile drive here could mean an hour or more because of traffic), so maybe I am just being to picky...

Even though there is the ongoing debacle about scams and scammer rings, it is still a high traffic place that could lead to some leads.

So I normally invest about an hour or two away ( depending on traffic).You might have to do the same.

If everyone one the site could see how many people were in the room at any given time with out haveing to go to a different page it might help to get more traffic to it.

We have a real estate web portal and it receives a fair bit of traffic but not the kind of traffic thats needed to market to this kind of audience.

It involves lawyers, ecological surveys, traffic analysis studies, engineers, and lots of public hearings with vocal local protesters.Sometimes it is possible to get a zoning varience for one parcel, if the intended use is already listed in the code as being an allowed varience.Each area is going to be different, though.

In high traffic areas (kitchen in particular) the grout is very dirty--black.
