I have seen you call out people and threaten to send their information to the police because they are talking about wholesaling in a BP forum.

The HOA is threatening foreclosure according to her next month so she is starting to panic.

Have the seller get an attorney and threaten to sue.

Maybe even threaten to report them, and perhaps you'll get some communication.

I've been doing this over 24 years and have dealt with some pretty bad characters, been threatened more than a few times by some of them during evictions, etc...

Most people here don't even know that this law exists and they accept it at face value when they say that they're responsible for the bill of their tenant.These days I just send them a letter with a copy of the law and threaten to sue them for willful non-compliance, if they don't adjust the bill.
