While I didn't get into my first deal then, I have not been able to get rid of the interest in investment properties. 

And then they will accept a % of list price. 

When an investor gets over 4-5 in a market then we normally talk about diversifying into a different market. 

As another poster mentioned rates are lower than they've been in the previous 18+ months but unless some very surprising economic data comes out between now and when you did your refi it seems unlikely that rates are going up in the short term and there is at least a decent chance that rates drop a little more before then. 

So far, I've used Facebook Marketplace, Zillow, Roomies, Craigslist, and Roomster, and I was able to get some level of interest initially, but haven't had a ton of luck since then, so I'd love to hear some ideas. 

I focus on mid-grade quality items that are durable and pleasant to use yet not so nice that people are tempted to swipe them and are then expensive to replace.

Strip the floor to the subfloor and paint over it to stain block then just recarpet or put in vinyl to mitigate future stains.

You’d be more likely to get away without parking for tenants but even then, what kind of tenant are you going to attract?
