I personally think its too risky.. even though I fund them.. but I still think they would do better using 40k as a down stroke to buy a better quality property.My Indy client right now is adding about 5 homes a month to his rental portfolio that I am funding .. but these are more in the 75 to 125k range and in bates and fountain he is setting up air BNB which he is killing it with those.. returns far greater than vanilla rentals..
