Very inexpensive, I add extra features to them such as trim and stain. 

She eventually gets them looking pretty clean except for the most recent house that has an irritating orange and pink stain.

Now I have dark stains all over my wood floors!

Carpet shows traffic, stains, and retains dust, pollen and hair, but is dirty cheap.

Many coats of stain killer I'd say!

Well on the exit walk through there was oily black soot stains on the walls in areas, mirroring the outlines of furniture and wall photos.

If your carpet is 10 years old and the tenant stayed there for a year (or even 10) - barring any stains/rips (actual damage caused by the tenant) and you decide to replace it because it's old and worn out you shouldn't use the security deposit for that.
