If you have a longer lease, you'll be committed to dealing with that situation unless you can get them to agree to move out sooner.In our leases for the extra room(s) in the house, we made sure to spell out everything such as what was common space and what wasn't.

If you have "before" pics of the yard, and the lease stating they are responsible for lawn maintenance, I think you are good.Keep in mind, in many cases a judge will not allow you to charge for your own labor unless this is spelled out in your lease.

I can't speak for everyone, but as a property manager I make sure any subLease agreement has the rental price spelled out in the agreement between subLessor and SubLessee.

Their emails feel copy pasted, there are lots of spelling errors, terms seem too favorable, requirements are vague, etc...Does anyone have constructive advice on how to weed out potential lenders and investors or does anyone have any experience with a fraudulent investor/lender and wouldn't mind sharing their story?
