Some lenders specialize in asset-based lending, considering rental income on Schedule E, especially if you have strong rental history.

If you do not like bookkeeping/accounting/technology, hire a bookkeeper specializing in real estate investors.

Appraisers often rely on comparables, so showing them properties with similar square footage and added living space may help justify the value.Get Another Appraisal: If possible, you could request another appraisal or hire an appraiser that specializes in valuing homes with finished basements or unique features.

Highly recommend getting in touch with a good landlord/tenant lawyer that specializes specifically in CA. 

They don't appear to be anything special.

We use a 3rd party company that specializes in only property management trust accounting (nothing else), and they reconcile the bank account every single day.
