If you havent already definitely join the Commercial Real Estate Club at IU, they get a lot of good speakers throughout the year that can give you a peek at some career avenues in commercial real estate. 

Kaylee is from Dallas, She was a guest speaker last night.

This group grew to a couple different cities with thousands of members and it was at that group while interviewing speakers I stumbled across our niche in the real estate business.

Nothing formal, no speaker, just networking, hanging out and learning from others.

They are hosted by @Glenn Schworm who was a featured speaker on one of the early podcasts.

But then the main speaker started talking that is when things went south quick.

Massey is an EXCELLENT speaker.

I suppose you could interpret that as saying: "It's going to take us 5 years to realize our maximum profit in this project" ... which is very similar to what the speaker you referenced was saying about the first year or two not having positive free cash flow.Unfortunately, I don't have visibility to any year-by-year NOI details for projects like that, so not sure how flat the NOI curve looks over a 5 year period.  

I go to a local Meetup group which has never had a speaker with products for sale.

It wasn't really a class, more of a full day of speakers.
