Your property is fairly destruction proof, costs near nothing to maintain, yet you can charge above market rents.If your property is nicer (class B) where the carpet alone might be $6k or more to replace when the tenant spills hair dye everywhere, you won't be as happy as in the situation above.

You really have to understand people situation a lot more before giving advice.  

However, I don't want to be in a situation where I can't refinance at all.

.- Everyone's situation and goals are different but I would assume there are a few quality markets within an hour of where you are located in Florida that would check a lot of your boxes. 

It is hard to stay calm and always be hospitable when dealing with guests in so many different situations.

I am in a similar situation.

When vetting a passive deal, every investor will do it differently because every investor has a different risk tolerance, comes from a different financial situation and has different financial goals.

This relative to my situation, is a super modest amount of funds.
