To date, I don't prefer to work with contractors directly as an OOS investor. 

If they don't you should be looking for another property manager.

Other companies have come in person to do it.Every year, I get new 4-point inspections on ALL of my properties and send to my agent to re-shop my insurance rates. 

I would say if those are the true numbers, the place would have sold instantly already.Purchase of $179k and rehab of $150k to get a value of $735k is almost unheard of.Main red flag is that something else major is wrong with the property.  

That might be an option.

I had a house where it was taking so long (9mos) I just sold the place to get out from under the small loan.

@Tina Lee If you’re getting a higher rent I would consider the backsplash. $500 is probably cheap money for the upgrade.

I would set the cleaning fee for at least what it costs If you feel the cleaning fee is high get some other quotes
