The high monthly rate is the oil industry has a lot of work in the area.

Rather than starting a new thread I will tag on to this....I have a couple of rentals with a similar situation as original poster, but they are 2 units, under 1 heating system, controlled by 1 thermostat in the 1st unit.  1 property is a gas furnace1 property is an oil furnace (bills have been painful this winter)Gas Furnace Property- I had an HVAC company check it out, specifically with converting 1 of the units to Mini Split system. 

Not getting my hopes up about learning anything ...and fully prepared to have lots of people trying to sell me different flavors of snake oil.

I am looking at a property today that my have a leaking oil tank.

Financing the entire investment (through very creative means, which took me MUCH longer to figure out compared to finding this deal) seems like a no-brainer to me, but I'm scared I got something wrong in the math and this is not as good of a deal as I believe it to be.I'm a newbie, I quit my job in the Oil & Gas industry, enrolled in real estate school, completed it in 3.5 weeks and I take my test 9/4/18.

The current landlord is paying over 50K per year for #2 heating oil.

if you are flexible on pricing everything still rents but not getting the increases we were getting, although some of this may be related to the oil and gas industry as well.
