I feel its a bs sells pitch right?

Went and viewed about 10 properties, made an offer on one without a buyer's agent, so that the selling agent would double end the deal and they accepted a below ask offer at a time when prices were climbing.How did you finance this deal?

If you want to sell this property, you need to let someone inspect it at least once and the discount for due diligence needs to be worth it. 

I than thought it was tenants, all the "what if's"; what-if they have a fire, what-if there is a shooting, dead body, drug raid, break-in, squatters, feces art, etc etc etc.....   

I just want o let the selling party my intent.

For example, let's say you are guaranteed a 7% pref and the property delivers exactly that, but then sells with a capital gain. 

Does anyone have experience buying properties for cheap from land banks, renovating them, and renting them out/selling them?

Most are selling hype to get you to buy their programs by deliberately make it sound easy.Your profile here on BP is blank, so guessing you are a "newbie"?

I spoke to few folks and other option is that I take the insurance settlement and not rebuild and try to sell the house as-is.
