I moved into the property while getting it prepared for the next season so I could quailify for better loan options.

If there are any seasoned investors here who have experience with duplex/triplex investments, I would love to connect and learn from your experiences. 

I suspect that the differences have to do with time of year and/or weather it is legal in the STR city.My STR is  MTR during the academic year which it is easy to smoke outside in the yard during STR season.

I also have some properties valued over $1M and can go for over $1,500 a night in peak season. 

I was wondering if any of you more seasoned individuals had any tips/tricks for a newer guy like myself.

Is there a peak season, or does Gulf Shores have a consistent flow of visitors year-round?

There are options our there that have no seasoning period of ownership for cash our refinances and others that are 3 months.

Would like decent occupancy, around 50%+, not too seasonal where it just sits empty half the year also.
