whoops..good catch steve..still i don't like that you have to put up 90,000 to make it a profitable deal....the deals are good when they work with 100% financing (not saying you have to get 100% financing, the amount of the downpayment sholdn't affect if the deal is profitable or not....for instance, you could put down 300,000 as dp on this property..is it a screaming good deal then??)

Nothing screams "stale" more than exterior pictures from another season.Like I mentioned, It seems to me (and I don't have access to your MLS) that you priced it too high initially; that can be a fatal mistake, now you are in a downward spiral and any offer you might get will automatically below asking price.

@Ned Carey Ned the only difference in our market is that the competition is SO KEEN and these are semi rare.. that I usually just buy it first.. then work down the food chain... but these are in all cases that I do SCREAMING deals LOL.s.. so you can stub your toe and still do fine.

You don't need to list and price these items with a seller, so long as they know you're doing improvements they will be in the right frame of mind not to scream at you and get an attorney....at least to a reasonable point. :)
