Now with a lowered credit score from the inquiry and paid realtor and banker I'm still starting over or not experiencing what I thought.Just my thinking and wanted to briefly consult just to make sure my thinking is aligned with my home buying goals and expectations without disqualifying myself or sacrificing my credit score.

I was thinking tile because of how durable it is, and the cheaper price without Sacrificing look, but my husband pointed out how difficult it could be to fix if someone destroys ( higher dump fees, longer instilation equals longer turn over rate etc).

Then reach into your savings because you have been sacrificing and putting some away (right?!). 

My question is how you all would weigh forming a mutually beneficial long term partnership with a trusted PM while sacrificing cash flow vs self managing more of my units to hold on to more cash flow but risk filling units with the right tenants at the right market price? 

My rentals are mostly low end.My rule of thumb is: as inexpensive as possible without sacrificing too much quality (i.e. not cheap, just inexpensive).

I recently sacrificed my full time job so I can invest time in furthering my education in real estate investment along with being part of the investor community.

I have sacrificed my entire childhood and late teens to devoting my life to self education in many fields of study.

I plan to update the kitchen and add a master en suite and a 2nd upstairs bath sacrificing 2 bedrooms making it into a 5br 3.5ba home.

I rarely regret sacrificing now for a better future.
