When I opened up in Charleston I imported my builder from Vegas and put him in business... and first thing he does and he is extremely good at this is he knocks doors makes friends with the neighbors figures out what he can buy them for little gifts and then the neighbors leave Mr.

He would have to gift the property if that would to happen.

The way I see it I could borrow from family/friends, but those funds will need to be traced, so unless I'm sneaky and get "gift letters" this won't fly with traditional financing.I could structure a deal and make them partners to the investment, but I want to I will want to pay them off within 1 1/2 years. 

I can see two months if you’re holding on to the deposit, but that’s quite a gift otherwise.

I have been a landlord for about 25 years and it's definitely NOT the romantic "sit back and collect the checks" lifestyle that some would have you believe.
