I have only been looking at residential, single family, but today I found two commercial spaces (office) that would be a great fit for my growing day job business as a lactation consultant (currently operate just by doing home visits, but want a dedicated office space to see clients one day).

It is my personal opinion that 50 years from now STR in residential zones will be illegal in 100% of the country. 

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

Commercial, residential, or vacation properties?

New to real estate investing with a focus on the mulit-family (1-4 residential) space.  

Will just flat out raise my hand and say I'm new... but have been studying for years on SS (have done residential flips/rentals), now or never to actually s or get off the pot haha.

This is why I got into note investing - I spent 20+ years in commercial and residential real estate - then for my own portfolio looked at tax liens and realized there is not much creativity that can be had there, but if you have a creative math mind there is so much you can do with notes to be creative and as you mention create income, or wealth building.
