I agree with complications of ownership when it comes to Land Trust, and it also does nothing for asset protection. 

Do everything you can to make sure you're hiring a solid partner who will protect you and your investments.

I personally use the mass text capabilities through my Resident RE CRM.However I have a few friends who wholesale and invest and use Mobile Monkey to mass text and from what they say the price is pretty reasonable.

How would an umbrella policy protect against a security deposit related claim?

Also any tips for automating this as much as possible and how to protect the property financially and property management would be appreciated.I ALMOST understand the rental arbitrage strategy if building a company scaling with say 30 + units and looking for high short term cash flow.
