I just think about all of the people getting letters thinking ' it's that guy sending me a letter again, why does he keep mailing me' and it gets tossed in the garbage.Do you ask them to let you know if it's not for sale, or keep sending until they call you and request to be removed from your list ?

If you find a problem, deal with it immediately by making the tenant correct it within X days (and verify with another inspection) or remove them from the property.Most DIY landlords lose more money to simple mistakes than it would cost them to hire a professional property manager.
