I am leaning more towards the section 8 program as the applicant has more to loose i.e. a subsidized payment, required up keep of the property in compliance with the housing authority guidelines, and my belief that the tenants will stay for a period of time considering that there are limited 4 bed rooms like my place that is affordable.Davian

The seller can (contrary to popular guru beliefs) sell a property under an option with the sale being subject to the rights of the option.

Things I will hold off on is new flooring especially if I have a good belief that the tenant will wreck it again anyway. it is 16 degree below zero currently in my town about 40 below with wind chill.

When there is that much of a disparity between home prices and rents, it leads me to believe that homes are overvalued.The belief by many is that the market itself dictates a home's value, and I agree to a point.
