Doesn't meet anywhere near 2% rule (nothing I have found in my area does), but it can cash flow $130/mo after actual recurring expenses and 100% financing, 20 year amortization commercial loan. 50% rule has it making $9/mo.They listed at $219k, and came down to $189k with my offer coming up from $163k to $175k and things have stalled at a difference of $14k.

That's better than a recurring cost and if you have your own hosting as mentioned by several people in this thread you'll also have your own IP address, which is better than a platform where everyone has the same IP.

Unless you have a legitimate reason like social anxiety that would prevent you from showing apartments or interacting with tenants or you make an absolute crap ton of money at your day job and your time is better spent focusing on that, there is no reason you shouldn't manage yourself initially.
