If the claim totals the house, would you want to rebuild the house or move onto a new investment?

Granted, the coverage was not sufficient to cover the actual cost of the rebuild (mainly due to the increased lumber cost at that time), but the Landlord did not have to file a claim on her insurance, which likely would cause increased premiums.

Most are straight remodels or tear-down rebuilds as SFH, but several owners added back-yard cottages, and 2-3 properties have sub-divided and remodeled the original SFH and built townhomes on the other lot.  

We have some friends that just purchased a home that had a crappy chimney, and they had money held aside from the sale of the home from the buyer, put into escrow, and was used to rebuild the chimney.  

the market value is driven by the rents where the Replacement Cost is driven by the cost to rebuild.  

@Lewis Gordon I'd do a walkthrough with 3 or more contractors possibly that have experience rebuilding damaged properties.

I was curious, there is a place here that is pumping millions into their small town economy to rebuild the town, future growth and development, and to revitalize the city.  

I added value to the deal by rebuilding the back of the home to be able to sell for more, it was no longer a total loss after my company got involved.
