Now, if the loan is non-performing and has not been paid and there is no longer such a relationship with that customer, there could be sales to anyone willing to buy them, such as an auction, but the borrower is made aware of this as well, if notice can be given.I'm also speaking of a bank loan, not a secondary market loan that was sold and securitized as Dion covered.

I have not asked for a raise on mine I get pretty big ones out of the gate LOL.As for Fico when i had a bunch of mortgages that reported to the fico I had a hell of a time getting even above 700.

Just to clarify, there is no limit to what you can raise as a nonprofit but, as Shonda mentioned, you can do a simplified filling if you intend to raise less than 50k a year.

Rather than that, if a loan is called because the property underwent a condo conversion (apartments into condos) or subdivision process without the lenders awareness/approval, would they still be required to offer a preforeclosure period before being able to foreclose, as is the case for lack of payment?

I have this theory that basically the stock market can grow faster than the fundamentals more so than housing, reason being when people put money into their 401k or whatever they are just throwing money in, not looking at p/e or whatever, the stock market is in part just an index of Americans excess savings plus it’s a unstated policy of the government that stocks go up, where as housing people are obviously very very aware of how much thier monthly payments is/ how much rent is, plus it seems that is actually a push to lower housing prices at least relative to inflation.

A couple options… 1) Coast as is until March for better selling season, more buyers, higher price. 2) Raise the rent at least half way to market.
