I currently sit in a cubicle (in fact writing this from it), and once I shed this burden of a job (goal of april 2015), I want to do the following: wake up with my kids, watch cartoons with them and make them breakfast, take them to the zoo in the middle of the day when it's not busy, hit the gym in the afternoon before the 9-5ers start flooding in, golf early in the morning when it's cheap and not busy, travel home to see family or take trips to the beach or ski slopes whenever we feel like it.

Normally I'd give @Ned Carey @Wayne Brooks  and my own advice, and tell you to take an attorney to breakfast to discuss (and don't forget, you're buying), but being in WA may make that difficult.If the lot is truly worth $20k and if foreclosure would cost about $2k-$3k, then you have room to make a profit.
