So far I have been told by the fire investigators that it looks purely accidental and it was an electrical fire behind sheet rock.Meanwhile, I have one set of the tenants that is extremely unhappy (understandably so!)

Be very careful when you are trying to structure things purely for tax avoidance.If you add your son to the title, you made a taxable gift to him. 

This should be a purely biz decision, and if the nicer floor helps sell it faster, that might be the wise thing to do.

I understand that out of pure luck or different wording one campaign can skew the data.

[If others disagree, I'd like to read why].So if your motivation is purely to maximize your current investment, perhaps find out how much the cheapest fixer-upper small studio, in as worse a neighborhood as you could stomach, in as far a radius from your work as commutable, would cost.

I've seen fancy excel analysis spreadsheets/models that churn out pure crap and make a legitimate, cashflowing investment look like a money pit that would push an owner into bankruptcy after a few months.
