Some interesting stats (and signs of a very strong real estate market) in this report published by the Pinellas Realtor Organization.I'm definitely seeing a very strong seller's market in St Pete, at all price points, as both an investor and Realtor.Thoughts?

One thing I have thought on a similar project is have the seller carry the land (assuming it has been published for a year or so), with a contingency of you putting money in subdividing the lot then selling each lot one year at a time, after the first year of subdividing and paperworks, etc.
