Sounds like you have a pretty poor security system.Even with a good security system, having a tenant provide ID is the first step in a professional screening process. 

I agree with Chris, above, on pretty much everything except the white sands are on the Caribbean side.

Stay on top of things, stay organized, and track every important date, from due diligence to contract extensions.Early on, I got myself into some pretty stressful situations.

After dealing with my share of older rental properties, I have pretty much decided I only want new builds from now on. 

So I am pretty bullish for the next 10 years here.

Homes will have even more deferred maintenance and tenants will be even harder on them.Class D pretty much requires an OWNER to be on location and at the property 3-4 times/week.

And I agree that the police are pretty lazy.

Having watched many prior co-workers get paid, cash their check at the casino, and promptly deposit it all into a slot machine I can tell you with pretty good certainty that casinos don't have a positive effect on disposable income and good use of the existing income in the area surrounding :)Are there solid local employers OTHER than the casino in a 15-minute drive? 

The multi-family scene here is pretty great, with good cash flow and appreciation potential.
