I would start by filling out your profile.

Then I'd buy some properties in growing areas that fit your risk profile with as little or as much down to make it flat to intrinsic(DSCR 1.0 to 1.25) via MLS or distressed and fix up(time consumption being a factor) and go deeper into these areas than wider in your reach.

By looking at the kind of deals that get funded and the profiles of the syndicators, you get a sense as to who are the good ones.

I notice that your profile says Chicagoland.

Usually people saying there are no deals are just browsing Zillow instead of networking, bidding on auctions, working with wholesalers, etc. 

You could also consider unsecured term loan options and zero percent credit cards depending on your credit profile and income.Temporary Fixes: If a full repair isn't feasible right now, you might consider temporary solutions.

Young guys with bathroom selfies on the FB profile etc seem to be the worst.
