Caribbean Wawrzyniak (cool name by the way),if you are waiting for quality properties to be found on Zilliow or any other public App or website,you are not even gonna get off the bench let alone play the real estate game with the rest of us in SoCal.Bu the time you see it,I have already meet the seller,inspected the property,and made an offer.Your agent is ducking you,they simply have nothing to tell you because the rest of us got there first.How?

When the loans are paid off, keep funneling that same amount of money from the loan payments into your "seed money" pot and work your plan hard. 

After we closed on the deal, we went in got some measurements, took pics, met with the girls that currently worked there and got a plan in mind.The salon was running itself, so for 2 months we stained wood, built benches and seating, put all of the old equipment up for sale.

I have been shopping hard money lenders, talking to everyone I know about what I'm doing and raising down payment money, looking for deals to wholesale to add to my down payment pot and working on a marketing campaign to help find more wholesaleable deals.  

The probability of any one ticket winning won’t change, but there will be fewer winners sharing the pot if your numbers hit.

We are in the process if rehabbing a building and I keep smelling pot from the neighbors in a separate building.

There is a very likely outcome that you will be holding a note with an uncooperative homeowner/squatter, you will get to pay attorney/court fees and insurance costs while receiving no payments through a long, dragged out FC process, and then the pot of gold at the end 18 months later is a trashed house that is worth half what you hoped and you will have to pay up the 2 years of unpaid property taxes to boot.Just remember, there is a reason these existing lenders are dumping the note rather than doing a workout themselves.
