How you use the money is really a product of your experience (do you have any properties other than the one with the HELOC?)

You really have to have a game changing product to make it worth larger players to switch.

Or you have to look for commercial or DSCR mortgages.This may mean that people on one side of the wall at your local bank (in the residential lending) might have no clue that they have a product on the other side of the wall (in the commercial lending side).
