The service animal is considered “part” of the tenant, which is why you can charge extra, like a pet.

Now we are pet friendly, so no issues.

There is a 10 year waiting list to get a voucher, so in my experience the tenant isn't likely to muck it up with unauthorized pets, guests, etcYou can eliminate 3x rent since the applicant will have a voucher.  

One of my biggest pet peeves with AirBnB and VRBO is having to click through dozens of ads to try to figure out what they are actually charging.I shouldn't need a spreadsheet to try to figure out the prices.

If you want to talk risk, put down the PE talk for a second and look at commercial real estate, inflation, higher defaults, forever wars, growing china dependence and the economy and tell me that real estate would not be effected equally across the entire board when the house of cards fall, yet dividen stocks (this is a fact) tend to out perform the rest of the market due to hardships not really keeping people from drinking coke and eating at fast food chains.

Be wary of taking your dogs for hikes near there as it is spread via fleas, and you'll need to keep other pets contained.
