I'd sell the property and 1031 in to something without an HOA. 

I find it to be a really good selling point for tenants and with the better quality units I have less maintenance requests.

We have 60 rentals12 air bb units, Ohio  and Fla. 15-20  flips and wholesales, between buy and sell close at any point.
