Yes there can be an investment component, but it must be your primary residence as well.

I would not get advice on this from people here also realize a LLC in California has some really hefty fees per year so something to consider 

People investing in Indianapolis have a far different strategy than people investing in SF. 

I'll be getting several more opinions from other plumbers as well.  

Another alternative here could be refinancing although it is likely your rate is well below today's rates.This is not financial advice, I am not a lender... just sharing some insights that have been shared recently. 

But I see people turning long term or highly appreciated primaries in to rentals.

Worked out well and retined boiler heat with central air in a 4 bedroom 9 room house.So its not either/or; you can have boiler heat and central air together.
