Either they know what they are doing and just overcharging you, or, they don't know what they are doing and you are paying them to learn.

I can’t speak for anyone else, but my bad feelings towards landlords stemmed from entitlement on their part - overcharging, failing to respect boundaries and general intent on service to self rather than being considerate of my needs (Ie treating me like a p&l instead of a fellow human).

Sure, it stinks to have to pack up and move, but if you are being overcharged the answer is simple- move to another apartment.I think what many tenants find is that although they may have a large rent increase, it is still far cheaper then market rate.

I always assume the landlord will be fair therefor never allow the tenant to be involved with or negotiate anything with the landlord.Unfortunately most tenants have no concept of what anything costs therefor will always assume they are being over charged.

If they are overcharging you for repairs, call them on it, and fire them if they don't correct it.It can be rather difficult to "change a washer" from a lounge chair on the deck of a Cruise Ship in the Mediterranean.

You may be required to have an escrow account, collect such payments within a tolerance to ensure the borrower is not over charged, you'll need to send out statements to require additional funds as taxes increase or any premium changes and if an escrow agreement or account is required you'll need to give an accounting of the amounts on deposit.
